- When should we engage our contractor?
As soon as possible. Michael McKelvey and Company is often the first call for clients, prior to purchasing the land or engaging the architect. We can quickly look at a site and let you know what challenges are ahead. We also like to work closely with the architect during permit stage, allowing us to address potential construction issues at that time. - What does it cost to build a quality luxury home?
Most builders don’t know what a luxury home really is, so be careful when numbers are just thrown out. There are many variables, such as site condition and architectural design that can dramatically affect construction cost. After a brief discussion with you regarding your project, we can give you an idea of cost. - I have a challenging site and need help understanding what to do?
Most luxury homes are built on waterfront or view parcels. The majority of all Michael McKelvey and Company construction is done within ECA (environmentally critical areas), so we are very well versed in all the hurdles that come with challenging sites. - Are you licensed and bonded?
Yes, Michael McKelvey and Company is fully licensed and bonded, as well as all of our subcontractors. - Do you only build in King County?
No, my craftsmen have done a number of jobs in Whistler and the San Juan Islands. - Can you recommend an Architect and Designer.
A good architect and designer are key to a successful project. If you have not selected one, we most certainly have a few that we can recommend. - How long do most luxury homes take to build?
This depends on the owner’s request, the architect’s plans, and the detail of the designer. We are currently working on a 7,000 square foot traditional home that we anticipate will take 14 months to complete. We are going to be starting an 11,500 square foot mid-century modern that has a schedule of 13 months. Every project varies. Before beginning any work with us, we will provide you with a project completion estimate. - Do you do bid work or time and material?
We only do time and material. Our subcontractors mostly work on bids. - Can we see examples of your work?
Yes, you are welcome to tour one of our homes. A lot of our clients request privacy and request no photos. This is the same privacy we would grant you. - What style of construction do you normally build?
Luxury traditional, mid-century modern, and contemporary. The common theme, and what we have most experience with, are the homes with the challenging details (which makes us all the more qualified for any job!). - Do you bring your projects in on budget?
Yes. The problem usually isn’t going over-budget; it’s that the incorrect budget is established at the beginning. When realistic budgets are made, it is very easy to stay on budget. - How do you handle change orders?
In a custom project change orders are part of the continuously expected. No additional charge for change orders, just cost plus pre-negotiated markup. - Do you pass down contractor discounts?
Yes. Many suppliers give us contractor pricing. We pass this savings directly to the customer. If you choose to use our in house designer we also pass on all savings on furnishing. - How much do you charge?
Cost plus pre-negotiated markup. No hidden fees or markups.
